Anyone 18 years of age or older must complete an individual application. Application fee is $35 per person 18 years of age or older. You can apply online at koblackhills.com or you can make an appointment to come to our office to apply in person. We are located at 5955 Mount Rushmore Road, Suite B, Rapid City, SD 57701. The security deposit is due in full when you apply. The security deposit can be paid with a check, money order, cashier’s check, or credit/debit card. All checks must be made payable to KO Property Management. If you pay with a check, we do not cash the check until you are approved. The security deposit payment can be submitted online with an additional 3% processing fee using a credit/debit card at koblackhills.com. If you are paying the security deposit with a personal check, cashier’s check or money order you can drop it in our 24 hour drop box located next to the front door. If for some reason you are not approved, we will return your security deposit back. Credit/debit card processing fees and application fees are nonrefundable. If the applicant decides to not take the unit upon approval, the security deposit will be forfeited.
Proof of income must be submitted. Proof of income can be attached to the online application. It can also be submitted to info@koblackhills.com or brought to our office located at 5955 Mount Rushmore Road, Suite B, Rapid City, SD 57701. Generally, this is an individual’s last 2- 3 paycheck statements.
We will have a complete pending application that we can begin to process only after we have received applications from anyone 18 years of age or older, proof of income, and the full security deposit. Pending applications on a rental are processed in the order they are received as complete. If the first pending application is declined, we will move on to the next complete pending application that has been submitted. Processing an application generally takes 1-3 business days to complete. We will notify the applicant once we have determined if they have been approved/declined. We do require a credit score of 625 or greater and the rent amount must be less than 30% of gross monthly income. K&O Property Management utilizes TransUnion TruVision Resident Screening in processing applications.
